Back to My Solution - I am of the mind that there are many landlords who are still keeping current on their existing loans and are content with that. So Why should a person with trashed credit be content with keeping it trash and nothing to show for it when they are offered such a Credit-Restorative and Tax-Beneficial opportunity right now vs. Overpaying or plain renting you can secure your housing with certainty and other benefits…

 

Remember No Matter Where You Live Whether You RENT or BUY You Should OWN both Certainty and Possibility — why give up either? Ask Your Landlord about this, Ask any Seller to consider it— Neither You nor They Have Anything to Lose! People who don’t normally qualify for a loan can give themselves a Better Deal by Renting as a Beneficiary from the Owner’s Trustee…

EVER Asked Me Today…

Derrick,

I think your steps are very straight forward. However, you never
really explain how you get paid.
Do you charge a flat fee for the negotiation? If the buyer is taking
the property sub2 or are you taking the sub2 and you are doing a 
wrap around mortgage to the buyer.

And MY REPLY TO Ever:

Thanks for asking... Please see the two scenarios below

Scenario1:  5% + 1st Month [Maybe Less]

and

Scenario2:  10% Closing Costs to Move in

SCENARIO 1
I get 5% + 1st Month paid by Tenant Buyer -

Plus + half [50%] of any appreciation and/or [50%] equity build
up from retiring the current Mortgage assumed by the tenant-buyer.

[So they get 50% of the present + 50% of the future goodies]

Under the 5% or less scenario Tenant-Buyer Pays an Average
of $300 a Month Over the PITI - either by Note or Actual Cash.

or  SCENARIO 2
If the Tenant-Buyer Pays 10% upfront -

I get paid the 10% less my closing costs and the Tenant Buyer
can Keep her half of any appreciation and/or equity build up from
retiring the current mortgage she assumes.
[So they get 100% of the present + 100% of the future goodies]

Under the 10% scenario Tenant-Buyer Never has to Pay more
than the existing PITI (Loan Principal Interest Tax and Insurance).

Note - the Tenant-Buyer with LESS than 5% May Need to Qualify
[credit] First in-order for us to move them into a home. They pay no
less than $300 above PITI and will not acquire Equity Build Up nor
Appreciation until such time as they have 5% of the MAV [Mutually
Agreed Value] paid into the trust.
However, they will have a 10% [nominal value] Beneficiary Interest
ownership in the Trust for Occupancy, Use and Tax Benefits.
